旅館業是個複雜且龐大的行業,若依照旅館產品生命週期來劃分,可分為三個區塊,就如同一條麻繩有三股繩索,這三股繩索結合在一起才變成旅館產業,而這三股繩索分別為:開幕籌設管理、日常營運管理,以及物業資產管理。一般飯店員工、顧客所熟悉的,都是第二個日常營運部分,但旅館業並不只有日常營運管理部分,更重要的是在開幕前的軟硬體籌備,包含很多專業知識、人才,以及上下游產業;另外,物業資產管理也很重要,但一般並不會接觸這一塊也不太了解,但這三部分結合才構成真正的旅館業。
開幕籌設部分,這部分錢花最多,也是未來營運成敗之關鍵,比如旅館地點選定、可行性評估,建築師、營造、室內設計師、裝潢、機電、空調、消防,以及設備採購,所有物業的建造完成,還有它的投資都是相當龐大的,也會間接帶動營造、土木、機電等當地相關產業的發展,連鎖效應是相當大的。而旅館蓋好前的人員招募訓練,也能促進當地就業,及帶動當地相關行業的發展,也包括當地社區土地開發、周邊商業活動的活絡、房地產地價的帶動等,所以,旅館的效應是多元化的。
另外,第二組,開幕後進入營運的部分,旅館所有餐飲、客房、備品、食材、原料等採購,也包括台灣本地或進口的農產品及物料流通,對於帶動經濟發展都有很大幫助,促進相關產業人員的就業率也不在話下。
而大家比較陌生的資產物業管理部分,包含旅館物業買賣、維護保養,更新翻修,購併、連鎖化經營、加盟經營等區塊,我們也可以把旅館看成是一個不動產業,這一區塊對於經濟發展也是很重要的,但這一塊往往大家都比較陌生。
這三個區塊,對於經濟都有貢獻在,可是,很不幸的,台灣在這三區塊裡,那怕是大家最熟悉的日常營運管理,都呈現嚴重人才不足。產業發展太快,不管是興建旅館,或是舊大樓拉皮改裝旅館,有些甚至是爛危樓改裝,這種物業現在很多,都變成商旅或汽車旅館,不論是新建的旅館或是改裝,我所提的產業的三股,人才方面都相當欠缺。
一般餐旅學校,教學都著重於日常營運部分,台灣其實很缺這部分人才,更不用提另外兩個部分更缺。而這會對產業造成甚麼樣影響呢?大家一窩蜂興建旅館,很多業主是別的行業的,完全不懂旅館!許多業主不懂旅館,找來的建築師、室內設計師、機電空調等廠商,也從沒蓋過旅館,就在那胡亂摸索,浪費了很多錢跟時間,這就是一窩蜂搶建旅館下,所造成人力或物力的浪費。

These three areas have all contributed to the economy. However, unfortunately, Taiwan has a serious shortage of talents in these three areas, even in the daily operations and management that everyone is most familiar with. The industry is developing too fast. Whether it is building hotels or renovating old buildings into hotels, some are even renovating dilapidated buildings. Nowadays, many of these properties have been turned into business hotels or motels. In general, hospitality schools focus their teaching on daily operations. Taiwan actually lacks talents in this part, not to mention the other two parts. And what impact will this have on the industry? Everyone is rushing to build hotels, and many of the owners are from other industries and don’t understand hotels at all!
