課程概述 Course Description

旅館業是個複雜且龐大的行業,若依照旅館產品生命週期來劃分,可分為三個區塊,就如同一條麻繩有三股繩索,這三股繩索結合在一起才變成旅館產業,而這三股繩索分別為:開幕籌設管理、日常營運管理,以及物業資產管理。一般飯店員工、顧客所熟悉的,都是第二個日常營運部分,但旅館業並不只有日常營運管理部分,更重要的是在開幕前的軟硬體籌備,包含很多專業知識、人才,以及上下游產業;另外,物業資產管理也很重要,但一般並不會接觸這一塊也不太了解,但這三部分結合才構成真正的旅館業。 開幕籌設部分,這部分錢花最多,也是未來營運成敗之關鍵,比如旅館地點選定、可行性評估,建築師、營造、室內設計師、裝潢、機電、空調、消防,以及設備採購,所有物業的建造完成,還有它的投資都是相當龐大的,也會間接帶動營造、土木、機電等當地相關產業的發展,連鎖效應是相當大的。而旅館蓋好前的人員招募訓練,也能促進當地就業,及帶動當地相關行業的發展,也包括當地社區土地開發、周邊商業活動的活絡、房地產地價的帶動等,所以,旅館的效應是多元化的。 另外,第二組,開幕後進入營運的部分,旅館所有餐飲、客房、備品、食材、原料等採購,也包括台灣本地或進口的農產品及物料流通,對於帶動經濟發展都有很大幫助,促進相關產業人員的就業率也不在話下。 而大家比較陌生的資產物業管理部分,包含旅館物業買賣、維護保養,更新翻修,購併、連鎖化經營、加盟經營等區塊,我們也可以把旅館看成是一個不動產業,這一區塊對於經濟發展也是很重要的,但這一塊往往大家都比較陌生。 這三個區塊,對於經濟都有貢獻在,可是,很不幸的,台灣在這三區塊裡,那怕是大家最熟悉的日常營運管理,都呈現嚴重人才不足。產業發展太快,不管是興建旅館,或是舊大樓拉皮改裝旅館,有些甚至是爛危樓改裝,這種物業現在很多,都變成商旅或汽車旅館,不論是新建的旅館或是改裝,我所提的產業的三股,人才方面都相當欠缺。 一般餐旅學校,教學都著重於日常營運部分,台灣其實很缺這部分人才,更不用提另外兩個部分更缺。而這會對產業造成甚麼樣影響呢?大家一窩蜂興建旅館,很多業主是別的行業的,完全不懂旅館!許多業主不懂旅館,找來的建築師、室內設計師、機電空調等廠商,也從沒蓋過旅館,就在那胡亂摸索,浪費了很多錢跟時間,這就是一窩蜂搶建旅館下,所造成人力或物力的浪費。
Hotel industry is a complex and large industry. If it is divided according to the life cycle of the hotel product, it can be divided into three zones. Just like a skeleton with three ropes, these three ropes are combined into a hotel industry. These three ropes are: opening management, daily operation management, and property asset management. What is familiar to hotel employees and customers is the second daily operation part, but the hotel industry is not only the daily operation management part, but more importantly, the software and hardware preparation before the opening includes a lot of professional knowledge, talents, and upstream and downstream industries. In addition, property asset management is also very important, but generally you will not contact this piece and don’t know much about it, but these three parts can form a real hotel industry. In the opening design, this part costs the most and is also a key to future failures, such as hotel location selection, feasibility assessment, construction engineers, construction, interior designers, decoration, motors, air conditioning, fire protection, and equipment purchase, all property construction completed, and its investment is quite large, and it will also carry out the development of local related industries such as construction, civil engineering, and motors and electrical industries. The locking effect should be quite large. Recruitment and training of staff before hotels can also promote local employment and drive the development of relevant local industries, including local community land development, surrounding business activities, and real estate prices. Therefore, the effectiveness of hotels should be diversified. In addition, the second group, after the opening, will purchase all restaurants, guest rooms, supplies, ingredients, raw materials, etc. in the hotel, including the circulation of local or imported agricultural products and materials in Taiwan, which will greatly help the development of economic development and promote the employment rate of related industry personnel. As for the relatively unfamiliar asset management part of the property management part, including hotel property purchase, maintenance, renewal and renovation, purchase, locking, franchise operation, etc. We can also regard the hotel as a non-mobile industry. This area is also very important for economic development, but this piece is often unfamiliar to everyone. These three blocks have great contributions to the economy, but unfortunately, Taiwan is in these three blocks, even the daily operation management that everyone is most familiar with, and all show serious lack of talent. The industry is developing too fast. Whether it is Xingfa, or old building leather-removing hotels, or some even dusk buildings, there are many such industries now, all of which have become commercial or automobile hotels. Whether it is newly built hotels or renovations, the three industries I mentioned are quite lacking in talent. Generally, in restaurant and tourism schools, teaching focuses on daily operation. Taiwan is actually short of this part of talents, not to mention that the other two parts are even more lacking. And what impact will this have on the industry? Everyone is excited to build a hotel. Many owners are from different industries and do not understand the hotel at all! Many owners do not understand hotels, and they find architects, interior designers, motor and air conditioners and other manufacturers, and have never left the hotel and just exploring the hotel, wasting a lot of money and time. This is the waste of manpower or material resources caused by a bee building a hotel.
