教育目標 Course Target

一、課程簡介
本課程旨在建立學生對不動產估價之完整知識體系,結合理論、法規、實務案例與財務分析觀點,協助學生理解不動產價值形成、開發財務自償性、都市更新權利變換、徵收補償原則、租金與權利金評價等核心議題。
課程特別強調「估價方法 × 開發制度 × 市場案例」的整合,以真實個案、政策工具、市場資料蒐集為學習主軸,培養學生面對不動產評估、投資決策、開發管理之專業能力。

二、課程目標
1.建立不動產估價的完整概念與制度基礎。
2.了解四大估價方法(成本法、比較法、收益法、土地開發分析法)的操作方式與實務應用。
3.熟悉各類整體開發制度(市地重劃、區段徵收、都市更新、聯合開發)、權益分配與財務試算。
4.評估不動產開發案的財務可行性,並能運用相關工具分析投資效益。
5.了解特殊不動產估價(瑕疵不動產、容積移轉、BOT、產業用地、商用不動產等)。
6.培養實務操作與問題解決能力,作為自身工作領域或從事估價作業之基礎。

1. Course Introduction
This course aims to establish students' complete knowledge system on real estate valuation. It combines theories, regulations, practical cases and financial analysis perspectives to help students understand core issues such as real estate value formation, development financial self-payment, urban renewal rights transformation, expropriation compensation principles, rent and royalty evaluation, etc.
The course particularly emphasizes the integration of "valuation methods × development systems × market cases", taking real cases, policy tools, and market data collection as the main learning axis to cultivate students' professional abilities in real estate evaluation, investment decision-making, and development management.

2. Course Objectives
1. Establish a complete concept and institutional basis for real estate valuation.
2. Understand the operation methods and practical applications of the four major valuation methods (cost method, comparison method, income method, and land development analysis method).
3. Be familiar with various overall development systems (city rezoning, section expropriation, urban renewal, joint development), equity distribution and financial calculations.
4. Evaluate the financial feasibility of real estate development projects and be able to use relevant tools to analyze investment benefits.
5. Understand the valuation of special real estate (defective real estate, volume transfer, BOT, industrial land, commercial real estate, etc.).
6. Cultivate practical operation and problem-solving skills as the basis for your own work field or valuation work.
