教育目標 Course Target

一、課程簡介
本課程以不動產勞務服務與經營管理相關產業為核心場域,從房仲、代銷、租賃、樓管、包租代管到商仲、法拍、豪宅、建築經理等不同業態切入,帶領學生真正理解業界運作及產業生態。此外,亦透過「廣告行銷企劃」專題,結合實際案例、銷售案場觀摩、代銷提案技巧、媒體公關運作等內容,讓學生具備完整的行銷企劃能力,能應用於預售屋、成屋、市場推廣與專案行銷的職涯場景。

二、課程目標
1.熟悉不動產相關產業鏈的生態、運作與經營管理模式。
2.理解預售、成屋、豪宅、法拍、商仲等不同市場的特性。
3.建立廣告與行銷企劃的核心能力,能進行定位、簡報、廣告溝通策略與提案。
4.學習不動產代銷、仲介、物業管理的行銷策略運作方式,以及業主、消費者間業務互動談判技巧。
5.透過案場參訪與期末專題提案,培養實戰操作能力。

1. Course Introduction
This course takes real estate labor services and operations and management-related industries as its core field. It covers different business types such as real estate agency, agency sales, leasing, building management, and charter management to commercial agency, foreclosure, luxury homes, and construction managers, leading students to truly understand the operation of the industry and the industrial ecology. In addition, through the "Advertising Marketing Planning" topic, combined with actual cases, sales case observations, agency sales proposal skills, media public relations operations, etc., students are equipped with complete marketing planning capabilities that can be applied to career scenarios of pre-sale housing, existing housing, marketing and project marketing.

2. Course Objectives
1. Be familiar with the ecology, operation and management model of the real estate-related industry chain.
2. Understand the characteristics of different markets such as pre-sales, existing houses, luxury homes, foreclosures, and commercial arbitration.
3. Establish core capabilities in advertising and marketing planning, and be able to carry out positioning, briefings, advertising communication strategies and proposals.
4. Learn the marketing strategy operation methods of real estate agency sales, intermediary, and property management, as well as business interaction negotiation skills between owners and consumers.
5. Cultivate practical operational capabilities through case site visits and final topic proposals.
