這門課程旨在從多元角度解析不動產相關法規體系，涵蓋地政、土地管制、營建管理、產業發展、稅務政策、交易秩序、環境保護、公產管理及相關特別法等領域。課程將系統性梳理法律架構，結合法律優先原則，透過實務案例深入探討普通法與特別法的適用優先順序，並解析法律、法規命令、主管機關解釋及行政裁量之間的相互關係與競合問題。再者，本課程亦從地權視角出發，探討共有土地的處分、整合與分割議題，並深入分析不動產信託、遺產繼承、贈與及地籍測量等實務操作。此外，針對農地及工業用地的使用管制、移轉限制與交易成本，以及違章工廠轉型相關法規問題也將一併涵蓋。課程特別邀請業界專家，以簡明易懂的方式分享豐富的實務經驗，帶領學員深入了解不動產領域的多元面貌與挑戰。

This course aims to analyze the real estate-related legal system from multiple perspectives, covering areas such as land administration, land control, construction management, industrial development, tax policy, transaction order, environmental protection, public property management and related special laws. The course will systematically sort out the legal structure, combine the principle of legal priority, deeply explore the application priority of common law and special law through practical cases, and analyze the interrelationship and competition issues between laws, regulatory orders, interpretations of competent authorities and administrative discretion. Furthermore, this course also discusses the disposal, integration and division of shared land from the perspective of land rights, and provides an in-depth analysis of practical operations such as real estate trusts, inheritance, gifts and cadastral surveying. In addition, the use control, transfer restrictions and transaction costs of agricultural and industrial land, as well as regulatory issues related to the transformation of illegal factories will also be covered. The course specially invites industry experts to share their rich practical experience in a concise and easy-to-understand way, leading students to gain an in-depth understanding of the diverse aspects and challenges in the real estate field.
